The process

How it works

The whole model rests on one distinction: most of what a land matter requires doesn't need you in India. Only a small part does. We do the first part while you're abroad, so the second part is short.

You describe the situation

One WhatsApp message, in whatever detail you have. My father passed away in 2019 and the land in Kumbakonam is still in his name is enough to start.

You don't need to know the terminology, have the documents to hand, or have decided anything. This stage costs nothing and commits you to nothing. We ask a few clarifying questions and tell you what kind of case this is.

We assess and quote

We check what's actually on record before quoting, because what families believe about their land and what the records say are often different — and that difference determines the entire cost and timeline.

You receive, in writing: what the records currently show, what needs to happen and in what sequence, which documents you'll need to provide, a realistic timeline, how many days you'd need to be in India and roughly when, and a fixed price.

Nothing is charged before you see this. If the assessment shows the case is more complex than it's worth, or needs a lawyer rather than us, we'll say so.

We prepare everything while you're abroad

This is the stage that saves the trip. Depending on your case: records retrieved and verified; discrepancies identified and corrected — the name mismatch, the wrong survey number, the old signature that doesn't match; documents compiled and checked against requirements; applications and deeds drafted; the sub-registrar appointment scheduled around your travel dates.

You'll hear from us at each stage. Not daily noise, but you will never be left wondering whether anything is happening. If a problem surfaces that changes the cost or timeline, you hear it immediately rather than at the end.

You travel for the part that needs you

By the time you land, the appointment is booked and the paperwork is correct. Typically this is a single sub-registrar appearance — signing, biometrics and photo capture. The registration itself is usually a matter of hours.

Afterwards, final documents are couriered to you or held for collection, as you prefer.

How we communicate

WhatsApp is our main channel. It's where you'll send documents, get updates and ask questions. Documents stay in that encrypted conversation — we never ask you to upload anything to this website.

Voice calls when it matters. For anything complicated or consequential, a scheduled call is usually better than a hundred messages. We'll suggest one when it's warranted.

Email if you prefer it. Some people want a formal paper trail. Tell us and we'll work that way.

We're aware you may be reading updates at six in the morning before work, or eleven at night after it. We reply within one business day, and we schedule calls around your hours rather than ours.

How payment works

  • A fixed quote is agreed in writing before work starts. No hourly billing, no open-ended charges.
  • Government fees are passed through at actual cost, shown separately from our service fee, so you can see exactly what went to the sub-registrar and what came to us.
  • If costs change because the case turns out to be different from what the records suggested, you approve the change before we proceed.
  • Nothing is due until you have a quote. Assessment, scoping and working out which documents your case needs all happen first, at no charge.
  • 10% when work starts, once the case is confirmed and you have accepted the quote.
  • 60% across milestones set out in your quote. Which milestones apply depends on the case.
  • 30% on completion, so nearly a third stays with you until the matter is finished.
  • Government fees are asked for separately, once the authority has determined the amount. We never collect them in advance, and they never pass through our fee.

Payment is by bank transfer or Wise. We send the details in writing with your quote, and never ask for payment before you have accepted it.

What can go wrong, and what we'll tell you

Government processing times are not within anyone's control. Neither are missing documents from decades ago, disputed boundaries, or heirs who won't cooperate.

What we control is telling you about these things early and honestly, rather than taking your money and discovering them later.

If your case can't be done, we'll tell you at the assessment stage — before you've paid us anything.
