About the service
What exactly do you do?
We prepare and coordinate land and property paperwork in Tamil Nadu for people living abroad, so that when you travel to India, only the steps that legally require your physical presence are left. The official work is executed through a TNeGA-authorized e-Sevai centre in Tamil Nadu.
Are you a government service?
No. We are a private facilitation service. We work in partnership with a TNeGA-authorized e-Sevai centre, which is the licensed operator that carries out the official transactions. We are not part of TNeGA, the Registration Department, or any government body.
Are you a law firm?
No. We coordinate documentation and government processes. We do not give legal or tax advice. If your case needs a lawyer or a chartered accountant, we'll tell you and can refer you to one.
Can you complete a land transfer without me travelling to India?
Usually not. Most property registrations require the parties to appear before the sub-registrar in person. The exception is where a properly drafted and registered Power of Attorney authorizes someone in India to act on your behalf. Whether that applies to your case depends on the specific transaction — we'll tell you at the assessment stage.
Then what's the point of your service?
The registration appointment itself typically takes a few hours. The preparation around it — retrieving records, finding and fixing discrepancies, compiling documents, drafting deeds, booking appointments — often takes weeks, and is what turns a short trip into a long one. That preparation doesn't require you to be in India.
Trust and legitimacy
How do I know this isn't a scam?
Fair question, and one you should be asking. What we'd point to: the official work is executed through a government-authorized e-Sevai centre, not by us directly. You receive a written assessment and fixed quote before paying anything. Government fees are shown separately at actual cost. And we tell you upfront if your case can't be done.
We'd also say this: don't take our word for it from a website. Message us, ask hard questions, and judge the answers.
Do I have to pay before you tell me anything?
No. The initial conversation and the assessment of what your case involves are free. You only pay once you've seen the written scope, timeline and fixed price, and decided to proceed.
What happens to my documents?
Documents are exchanged over WhatsApp, which is end-to-end encrypted. We never ask you to upload documents to this website. They are shared with the partner e-Sevai centre only as required to execute your case.
Who actually handles my case?
Two parties, with a clear split. Your point of contact is us: we assess the case, prepare and check the documents, coordinate the appointment and keep you updated. The official transaction is executed by a TNeGA-authorized e-Sevai centre in Tamil Nadu, which is the only party that can carry it out.
This service operates as an extension of centres already running there, staffed by retired sub-registration officers — people who spent their careers at the counter where these documents are accepted or rejected. That experience is why problems in a file surface before you travel rather than after. It confers no influence over any decision, and we would not claim otherwise. Documents and requirements
What documents will I need?
It depends on the service, but commonly: proof of identity such as your passport, the existing property documents or deed, and — for inherited property — the death certificate and heirship documentation. We give you an exact list after the assessment, so you're not gathering documents you don't need.
My parent died years ago and nothing was ever transferred. Is it too late?
No. Delayed transfers are extremely common, particularly in NRI families. The process is the same, though older cases sometimes need additional heirship documentation. This is one of the most frequent situations we handle.
The land records have my grandfather's name, not my father's. Can this be fixed?
Usually yes, but it means the transfer has to be traced through each generation, which takes longer and needs documentation for each step. This is worth assessing early rather than discovering it after you've booked flights.
What if I don't have the original deed?
Certified copies of registered documents can generally be obtained from the sub-registrar's office where the document was originally registered. This is something we can retrieve as part of the preparation.
What if some family members won't cooperate?
If the property is jointly inherited and an heir won't participate, this may become a legal matter rather than an administrative one. We'll tell you honestly if that's where your case sits — it isn't something a facilitation service can resolve.
Timelines and travel
How many days will I need to be in India?
For most straightforward registrations, a single appointment, with buffer days for scheduling uncertainty. We give you a specific answer during the assessment, before you book flights.
How far in advance should I contact you before travelling?
As soon as you know you are likely to travel, and ideally before you book flights. Earlier is strictly better, because preparation is the part that does not need you present — the more of it that happens before you board, the shorter the trip.
The binding constraint is usually how long records take to retrieve and correct, not our availability. Succession and multi-generational cases need the most notice. If you are already travelling soon, tell us anyway and we will say honestly what can and cannot be done in the time left.
Can you book the sub-registrar appointment around my travel dates?
Yes. Scheduling around your trip is part of the preparation, though appointment availability is set by the government office rather than by us.
How long does the whole process take?
It depends almost entirely on the condition of the records. A clean record moves quickly; a forty-year-old one with a name mismatch does not, because the correction has to happen before anything else can. Succession matters take longest, particularly where a court is involved.
We give you a timeline in writing with your quote, and tell you promptly when something slips and why. Government offices, record availability and public holidays all affect it, so we treat any timeline as an estimate rather than a promise — and so should you.
Cost
How much does this cost?
Our fee is quoted as a fixed amount before work begins. Government fees, stamp duty and registration charges are separate and passed through at actual cost.
Why is stamp duty not included in your quote?
Stamp duty and registration fees are set by the government and calculated on the property's value. We show them separately so you can see exactly what is a government charge and what is our fee.
Do you charge if the case turns out to be impossible?
No. If the assessment shows your case can't be completed, or needs a lawyer instead, you pay nothing.
How do I pay from abroad?
Bank transfer or Wise. Both work from wherever you are living, and we send the details in writing along with your quote.
The schedule is 10% when work starts, 60% across milestones set out in your quote, and 30% on completion. Nothing at all is due until you have accepted a quote. Government fees are asked for separately, once the authority has determined the amount — we never collect them in advance.
Two things worth knowing. We never ask for payment before you have seen and accepted the written scope and price. And this website has no payment page — we do not take card details here, or anywhere. If you ever receive a payment request that does not match the quote you agreed, stop and check with us directly before sending anything.
Coverage
Which parts of Tamil Nadu do you cover?
The centre we work through has operated in Thanjavur district — Tanjore — for more than twenty years, and can act in neighbouring districts, Tiruchirappalli among them. If your property sits in or around that area, you are in the right place.
Beyond it, the answer depends on the service rather than on us. Some e-Sevai services can only be executed by a centre in the district where the property or the record sits; others are not restricted that way. That is a feature of the system, not a limit we chose.
Tell us the district and what you need, and we will say plainly whether we can act on it — rather than let you find that out after you have already committed.
I live in the US, Canada, Australia or Saudi Arabia, not the UAE. Can you help?
Yes. The work happens in Tamil Nadu regardless of where you live. Time zone differences affect how we schedule calls, not whether we can help.
Do you handle property outside Tamil Nadu?
No. Our partnership and expertise are specific to Tamil Nadu's registration and revenue systems.
Tax
I'm an NRI selling property. What about TDS and capital gains?
NRI property sales carry significant tax deducted at source obligations, and the rates and rules differ from those for resident sellers. We are not tax advisors and won't advise you on this — but we will flag it early rather than let you discover it at registration, and we can refer you to a chartered accountant who handles NRI cases.
